Mr. Bartlett acted as a co-manager and project architect as an expert
in existing conditions retrofit and remodel. The project entailed a
complex phasing to allow uninterrupted service to patients throughout
construction. The client required project’s design allow keeping number
of patients served at near top capacity through the construction. Mr.
Bartlett coordinated existing facility drafting and verifications,
client meetings, and document production from schematic design through
construction documents. He also coordinated the design team (architect,
MEP engineers, and owner’s in-house architect).
The 5th floor was demanding as it transitioned through four
different structures of vintages from 1910s through 1950s with numerous
previous remodels within and a plethora of mechanical components. The
22-bed dialysis center served as the major focus of the project. Though
challenging to work into the targeted 1910s vintage wing, Mr. Bartlett
successfully integrated the complex dialysis head-ins with the vintage
window arrangements through a custom design for a “tower” head-in
component. Other design elements included single- and double-patient
rooms, three nurse stations, offices, food preparation areas, waiting
areas, and three elevator lobbies.
